most social media platforms. I am, however, extremely concerned that the
messages are not clear and there is a lot of misinformation and misunderstanding.</p>
<p class="MsoNormal"><span style="mso-bidi-font-family: Calibri; mso-bidi-theme-font: minor-latin;">Condensation is the natural result from a high level of moisture
held in the air within the property. It is important to emphasise that
condensation and consequently mould build up are natural phenomena: always have
been, always will be. The issue has however been exacerbated in more modern
times, as we have continually, to reduce heat loss. sealed gaps in floors,
introduced underlay, put in draft excluders on doors, installed modern
double-glazed windows, blocked chimneys and provided felt etc under slates, all
of which were escape routes for the moisture. <o:p></o:p></span></p>
<p class="MsoNormal"><span style="mso-bidi-font-family: Calibri; mso-bidi-theme-font: minor-latin;">As Agents we see properties that due to the nature of the
construction there is a condensation issue and we have had to work with the
Landlord to increase insulation ventilation etc. Equally we have properties
that have had no issues with condensation until new tenants move in and we have
to work with the tenants, educating them on how to minimise the condensation.<o:p></o:p></span></p>
<p class="MsoNormal"><span style="mso-bidi-font-family: Calibri; mso-bidi-theme-font: minor-latin;">The big questions are, where has the moisture come from, why is it
condensing out and why is there a mould build up?<o:p></o:p></span></p>
<p class="MsoNormal"><span style="mso-bidi-font-family: Calibri; mso-bidi-theme-font: minor-latin;">Depending on the answers to these questions, in the Private Rented
Sector (PRS) and under the Private Residential Tenancy (PRT) the responsibility
may fall to the landlord, the tenant or to a degree be shared. As such
communication and understanding of the issues is essential.<span style="background: white; color: #202124;"> </span><o:p></o:p></span></p>

<p class="MsoNormal"><span style="mso-bidi-font-family: Calibri; mso-bidi-theme-font: minor-latin;">It now gets complicated as in relation to the lifestyle issues, no
one is saying the tenant should not do any of the above, particularly the
breathing. The issue is in the how and are they following through on their
responsibility to heat and ventilate the property? It is important to explain
for example a couple sharing a bedroom with a child in one night will breathe
out a huge amount of water. It has to go somewhere!<o:p></o:p></span></p>
<p class="MsoNormal"><span style="mso-bidi-font-family: Calibri; mso-bidi-theme-font: minor-latin;">In general terms condensation is most apparent when the moisture
condenses out on surfaces that have a temperature below the dew point of the
air, commonly visible running down windows and tiles surfaces. <o:p></o:p></span></p>
<p class="MsoNormal"><span style="mso-bidi-font-family: Calibri; mso-bidi-theme-font: minor-latin;">By default, therefore, if you as an occupier do not heat your
property properly, elements will drop below the dew point temperature. In
addition to the obvious areas stated above, you will often find water/mould
forming a triangular pattern on corners of rooms these being the coldest
points.<o:p></o:p></span></p>
<p class="MsoNormal"><span style="mso-bidi-font-family: Calibri; mso-bidi-theme-font: minor-latin;">In any lived-in property, moisture needs to be kept as far as
possible above its dew point and be allowed to escape. Mechanical ventilation
helps in Bath/Shower-rooms and Kitchens. That said particularly in this weather
and during the “Cost of Living Crisis” what appears to be counter intuitive,
increasing the temperature with the heating on and increasing the ventilation
by opening windows is one of the best ways of reducing the moisture content.<o:p></o:p></span></p>
<p class="MsoNormal"><span style="mso-bidi-font-family: Calibri; mso-bidi-theme-font: minor-latin;">If, for example, your bathroom is freezing because there is no
heating on and you have a long shower with the windows closed etc. you will
have water running down the walls. It doesn’t matter if you are a tenant or
owner occupier, it’s a fact of nature. It then becomes the occupiers
responsibility to wipe this down and prevent mould build up.<o:p></o:p></span></p>
<p class="MsoNormal"><span style="mso-bidi-font-family: Calibri; mso-bidi-theme-font: minor-latin;">Mould will also tend to occur most where moisture has not been
wiped down and/or there is a lack of ventilation, for example where furniture
or storage boxes are up against walls in cupboards/wardrobes. Clothing can also
be affected with some fabrics, such as leather, attracting the moisture to a
higher degree.<o:p></o:p></span></p>
<p class="MsoNormal"><span style="mso-bidi-font-family: Calibri; mso-bidi-theme-font: minor-latin;">Having checked that there are no current building defects or leaks
that would be contributing to the moisture levels, going forward it is
essential that the moisture levels in the property are reduced.<o:p></o:p></span></p>
<p class="MsoNormal"><span style="mso-bidi-font-family: Calibri; mso-bidi-theme-font: minor-latin;">The introduction of a dehumidifier can assist, however, there are
many things an occupier, can do to minimise and help reduce these levels. <o:p></o:p></span></p>
<p class="MsoNormal"><span style="mso-bidi-font-family: Calibri; mso-bidi-theme-font: minor-latin;">I highlight below our top tips:<o:p></o:p></span></p>

into colder rooms, which will cause condensation to form if it touches a cold
surface. Always </span><span style="mso-bidi-font-family: Calibri; mso-bidi-theme-font: minor-latin;">open windows when you’re finished to clear the air.<o:p></o:p></span></p>

Is your short term Edinburgh rental as busy as it used to be? I am regularly hearing that bookings are slowing down and voids are creeping in due to the sheer number of available short term properties. </div>

AIRbnb started as a platform to advertise your spare room to holiday makers and is now a global force to be reckoned with. However, Edinburgh is starting to see resistance from the powers that be and I think before long Edinburgh Council (EC) and HMRC will be cracking down on AIRbnb landlords. </div>

Several European cities (Paris, Berlin and Barcelona to name a few) have already been dealt a blow by their governing bodies to reduce/restrict the time short term lets can run for. It is also common knowledge that EC are in the process of reviewing the market place to determine what it believes is best for the city. </div>

There is a report every week in the local press about short term lets and their affect on the city and local residents. Many property owners run AIRbnb lets without any smoke detectors, gas checks or any thought for safety whats so ever! EC are on to this.</div>

Years ago I tried to sell QR Codes; the square barcodes that when scanned link your mobile phone direct to specific websites. I pitched the idea to Edinburgh businesses telling them how QR Codes were ‘the future’. Nobody knew what they were at the time so they didn’t want them. However, John Lewis used one on their Christmas advert 9 months after I started promoting them. From there people understood their purpose and took a greater interest, trying them out on their smart phones. QR Codes became easy to get online for free so ROM was shelved. </div>

On 1<sup>st</sup> December 2017 new legislation came into
effect that changed the way landlords and tenants enter into lease agreements.
From that date, all new tenants moving into rental properties in Scotland have
to sign a Private Rental Tenancy Agreement (PRT) instead of a Short Assured
Tenancy (SAT) agreement.</div>

The major difference between the agreements is that a PRT
agreement has no fixed initial term i.e. 6 or 12 months. Indeed, there is no
end date in the lease so a landlord or tenant can end their tenancy at any
time, providing they adhere to the statutory notice periods and – in the case
of landlords – can demonstrate they have valid eviction grounds.<o:p></o:p></div>

Please note that the PRT is a model lease produced by the
Scottish Government for all landlords to use and is the only residential
agreement landlords and tenants can enter into. ACE Property is using this “model”
tenancy and adding additional clauses to it to try to protect our clients investments.<o:p></o:p></div>

There has been much publicity and, some negativity, around
the new PRT. In particular, the “no fault clause” existing in the SAT but not
in the PRT which some landlords have used to evict tenants has raised concerns.
However in our now 13<sup>th</sup> year of existence, we have used this “no
fault clause” on less than 3 occasions so we think the negative consequences
have been overblown.<o:p></o:p></div>

A landlord may end a tenancy at any time after the start
date, provided they have valid grounds for eviction and give the correct notice
period. 18 grounds are listed and 8 of them are designated as mandatory which
means that if the ground exists, the tenant must leave the property. In
summary, if the landlord wishes to sell, refurbish, move into, convert to
commercial usage, then the tenant must leave the property. A further ground
makes it easier to remove a tenant for non-payment of rent than it would be
under SAT rules.<o:p></o:p></div>

<o:p> </o:p>Where ACE Property (and other agents of our acquaintance)
see a harsher climate is that if a tenant wants to leave, they may do so at any
point after the start date, provided they give the landlord 28 days’ notice.
They do not have to give a reason. Our view is that while some tenants may move
in on day 1 and give notice to leave the next day, they will be in the small
minority. As time goes on, the market place will adjust to such issues and we
believe that through our strong referencing system and by working closely with
other letting agents, we can avoid those tenants looking to exploit this new
regulation.</div>

One of the firm's directors, Alan Nash, told Letting Agent Today that he'd seen an opportunity to capitalise on the phenomenal growth of short-lets and in particular Airbnb. He says that he hasn't lost any landlords to Airbnb but that he had been receiving increasing number of enquiries asking if his firm managed short-term rentals. Nash says it gives his firm a chance to build its portfolio by opening up to a wider pool of landlords who may, in the future, want to instruct a longer-term let or the sale of a property. He says that the service he is offering is valuable to 'Airbnb landlords' as the cleaning and organisational side of short-term lets is often not so attractive.<br />

ACE Property launched ACEbnb just over a month ago and Nash says he already has a number of landlords who've lined up Airbnb lets for the Edinburgh festival.<br />

Completing the purchase in late November meant I was going to hit a slow period over Christmas and New Year when the trades industry shuts down. My target for completion was the end of January and with a full refurb to do time scales were tight. <br />

It's very important when renovating a property that you have a sequence of works and that you stick to it. Delays will, of course, occur. For example, my plasterer lost the keys to his van which had his equipment inside. This delayed things for 4 days and I ended up having to find a new plasterer. <br />

If you are not experienced in property development and have had no prior dealings with tradesmen it is worth asking friends and family for recommendations. <br />
<br />
Having owned ACE Property Management for 10 years I have built up a good stock of reliable tradesman and I'm always glad to recommend their services. <br />
<br />
Ask for quotes and how long it will take to complete a job before anything is agreed. Getting a price upfront usually means that the electrician or plumber will not drag the job out and will want to move onto their next project as quickly as possible. <br />
<br />
The trades I used-<br />
<br />
<strong>Damp Proofing</strong>- As the property was a ground floor flat there were signs of moisture on the outer bedroom wall. This was treated and re-plastered. A pacifier vent was installed in the bedroom and lounge to increase the circulation of air throughout the flat.<br />
<strong></strong><br />
<strong>Plumber</strong>- required to disconnect everything for the rip out. Reconnected the appliances in the kitchen along with installing the kitchen sink, shower and bathroom sink.<br />
<br />
<strong>Electrician</strong>- to install electric heaters, connect kitchen appliances, refit lights, install smoke detectors in the hall and lounge as well as carrying out the nessesary safety checks.<br />
<br />
<strong>Joiner- </strong>installation of the kitchen<strong> </strong>and odd jobs where required.<br />
<strong></strong><br />
<strong>Window fitters- </strong>the old windows were removed and new double glazed units installed<br />
<br />
<strong>Plasterer</strong>- some walls were damaged and needed a smooth coat to improve the new decoration<br />
<br />
<strong>Decorator</strong>- papering and then painted walls, woodwork and ceilings throughout.<br />
<br />
<strong>Carpet fitter- </strong>Vinyl flooring in the kitchen area and bathroom and carpets elsewhere.<br />
<br />
Don't expect to call a plumber and have him pop round that day. Plan ahead and book in advance.<br />

The flat was completed January 23rd and new tenants moved in January 30th on a 6 month short assured tenancy paying £550.00pcm.<br />

I advertised the property on <a href="http://www.citylets.co.uk/">www.citylets.co.uk</a> <a href="http://www.zoopla.com.uk/">www.zoopla.com.uk</a> and <a href="http://www.lettingweb.co.uk/">www.lettingweb.co.uk</a> along with ACE Property giving the flat exposure on <a href="http://www.acepm.co.uk/">www.acepm.co.uk</a> , a shop window card on Bruntsfield Place and a "To Let" board at the property. <br />

The flat is located in a popular area for young professionals and students so there was interest quickly and a deposit was put down after the first viewing.<br />
<br />
<strong>Start of a tenancy</strong><br />
On entry I took dated photos throughout the flat, meter readings and provided the tenants with a written inventory. You must take time when setting up a tenancy because you will need your inventory and photos should there be problems during the tenancy or once the tenants move out.<br />
<br />
Their deposit has been registered with <strong>Letting Protection Scotland</strong> and the property has been added to the <strong>City of Edinburgh Council Landlord Registration </strong>database<strong>.</strong><br />
<br />
There are many things that landlords need to be aware of when renting a property, from safety checks to deposit registration. Don't think you can just move tenants in and collect the rent each month. Seek advice on current and changing regulations from experts who can guide you through the red tape and avoid any unexpected issues further down the line.<br />

Periscope allows me to stay in touch with my staff, to keep landlords informed and up to date with ongoing repairs and with my tradesman who often try and describe a problem they have found, well now they can show me, LIVE! Example 1;<br />
How often has a plumber tried to talk you through a boiler fault or a leaking sink waste? You get the idea and can picture in your head what he is talking about but to actually be there with him, with the added benefit of being anywhere at any time meeting the other demands involved in this role, not only makes me more efficient and effective as a Property Manager, however, it could make how you report the repair to the landlord a lot easier. As the plumber streams the issue straight to me in my office I can see and interact with the issue allowing me to be far more knowledgeable when it comes to updating the landlord. Hey, if necessary, the landlord could also live stream and see the problem for themselves! Don't get me wrong, it's not about cutting corners, there are still times when you must attend a property to inspect repairs and check work but as a time saving tool this can not be over looked.<br />

There is also the added bonus that the tradesman in the property can live stream to the agent and landlord privately. The app lets you stream openly to anyone that wants to view or you can restrict to specific viewers.<br />

I believe solid relationships between landlords and agents are built on communication. Hidden costs and unknown repair bills are the main reasons for landlords moving agencies. Periscope will strengthen relationships letting your landlords know you are moving with times, improving your service by using the latest technology.<br />

Example 2;<br />
A tenant calls to report a faulty hoover. The first questions are always: "Have you changed the bag, checked the fuse?". If the tenant live streams the problem to you it possibly saves a tradesman call out. You have seen the problem and can react quickly, therefore saving time, money and inconvenience to both the landlord and tenant, respectively.<br />

I watched my Property Manager, Charlie's live stream yesterday as he prepared to show a flat in Bruntsfield, Edinburgh. It was his first time and it was obvious he was nervous and slightly uncomfortable with this unique situation, however, he got the property details across and answered questions from viewers quickly and accurately. As a business owner on holiday to see my staff promoting our stock was very impressive.<br />

Should there be any issues whilst I'm away my colleagues and I can easily connect through Periscope and I can advise and instruct on repairs or any issues.<br />

But what to do when your property is empty and the only interested viewers have a pet? I'll tell you what you do, you start questioning your no pet policy. <br />
<br />
We recommend that landlords consider a pet when a well referenced tenant applies for a property with a furry friend. We advise that a double deposit should be taken along with a clause in the lease that the property should be professionally cleaned after their tenancy.<br />
<br />
If possible try and get a reference for the pet. The tenant may be coming from a rented property. Hopefully the previous landlord had no issues and is happy to provide a glowing reference.<br />

When inspecting your property during a tenancy make sure that you check curtains and sofa corners as cats sometimes use them as scratch posts. If there are litter trays in the property make sure the tenants are doing their best to combat the smell as it can last well beyond a single tenancy.<br />

Having owned ACE for 10 years now I have had many interesting pet stories from house rabbits living in kitchens, budgies that do not live in cages and a tenant that blocked the toilet when trying to flush her dead rat! She expected us to pay for the plumber!<br />
<br />
Communication with a tenant at the start of the lease on how you expect the tenancy to be carried out with a pet in situ is crucial to a smooth running tenancy. Make sure both you and the tenant are on the same page with cleaning costs and repairs to damage caused by the pet and make sure your inventory and photos taken at the start of the lease are accurate.<br />

networking event on Twitter. Once a week Estate Agents UK host a #prophour
event where members of the property industry from all across the UK can bounce
ideas off each other and discuss current topics relating to the property

the world. It's not just for calling your granny in Australia, although feel

posted an introduction about myself and my business, completed two property
walking tours and a short video on the very hot topic of #proptech. I'll blog

live! Why was I nervous you might ask? I have no followers and nobody would be
watching! Well it's not easy to just think of stuff to say off the cuff and be
all property expert Phil Spencer! As I was talking about my business and the
day ahead I was joined by some viewers who commented on my beard and nothing
else. I rambled on, lost my train of thought but I got through it. <o:p></o:p></span></div>

a live feed is definitely a selling point when pitching to new landlords.<o:p></o:p></span></div>

Overseas buyers have to make do with pictures and floor plans and sometimes a

Answer any questions on site, give measurements and feedback to any questions.
That is a powerful tool that can not be overlooked. <o:p></o:p></span></div>

ACE run student properties on 1 year leases and once discussed most students are able to accommodate a year. Make sure though that during inspections there are no rooms being sub-let. Tenants with placements abroad during the summer months often try and move someone else in to take over their liability for rent. The new tenant could cause damage and disappear leaving a headache for an agent or landlord to resolve at the end of a lease. <o:p></o:p><br />

Make sure inventories and photographs are completed and agreed with student tenants at the start of a lease. It is not unheard of for students to throw a party during the year and for the property to take a hit! Don't get me wrong some student properties are clean and tidy all year with tenants handing a flat back in just as good if not better condition than they got it. But there are some that need a professional clean and repairs done on exit so the inventory and pictures become extremely important. The Tenancy Deposit Scheme will handle deductions and disputes so make sure everything is set up correctly at the commencement of the lease.<o:p></o:p><br />

I'd recommend always e-mailing a tenant so that there is a trail of communication and you can prove that you have tried to make them aware that access is needed. Try to avoid going into a property without consent unless there is an emergency. Communication with your tenants is crucial to keep relationships strong.<o:p></o:p><br />

Many landlords try to stay clear of students. When renting to students be sure to get previous landlord references, guarantor agreements and increased deposits when required. Lenders are asking for more and more information and it can be a very intrusive process. Credit checks to proof of earnings and expenditure will all be required before a mortgage application is approved.<br />

Applying for a rental property can also be an intrusive process and tenants need to be aware that they will have to provide a lot of information before a lease is signed. Our landlords are not prepared to let tenants move in without back ground checks just to get quick rent coming in. Don't get me wrong tenants can move into properties with excellent references and then lose their job during their tenancy or split from a partner. That's life and those situations need handled professionally and quickly but setting up a tenancy with good referencing and checks completed should set a tenancy off in the right direction.<br />

Below is a review from an unsuccessful tenant and my response. It is clear that the tenants were annoyed that they had begun the process of renting a flat but unfortunately their references were not accepted by the landlord and their full deposit was returned.<br />

You might think it strange that I am posting a bad review about my company but I'm sure you understand my reasoning. It shows that our referencing process is thorough and that we will not progress applications from unsuitable tenants. <br />

<em>"My wife and I found a beautiful place in Edinburgh close to Uni with just enough space, great location and rent. Unfortunately, we have been in country for less then 6 months so we don't have any credit rating in the UK. The agents told us that if we put up the max legal deposit of two months rent that it shouldn't be an issue. <br />Wednesday, we bring in the check and schedule to sign the lease on Friday. We also give our present landlord 30days notice and start looking into letting a van for the move. Thursday the agency calls and says that they need more documentation on previous places we have lived, copies of our passports and visas, etc. We need to prove we are who we say we are and some background and we can't sign the lease until we finish all the documentation. Frustrating but understandable as they need to cover all their legal bases. Then Friday morning happens. They call us again saying that the landlord rejected the application. The agency had already cashed the deposit check and had to write us a refund check. Thankfully for the full amount. <br />It is obvious that they were so focused on filling an empty flat that they completely disregarded any standard protocol of making sure the landlord approved of us. <br />Do not trust a word they say. If you have to let from Ace PM then double check everything and move very slowly."</em><br />

It is disappointing that your application was not successful because we have had several other viewings and you appeared to be the best potential tenants. The property is now back on the market and we hope we can find a suitable tenant quickly</em><br />
<em>You have clearly stated how our application process works at ACE Property Management. At no time were you told that you had been accepted as tenants for the flat and indeed it was when carrying out our standard protocol that certain situations came to light. <br />At ACE Property Management if an application is refused a tenant will always have their full deposit returned. </em><br />
<em>You are correct that an interested tenant will pay a deposit to take a property off the market (and by law 2 months rent is the most that can be taken) and then we would begin referencing. </em><br />
<em>I’m glad that you understand we need proof and identification that you are actually who you say you are! <br />We certainly do not cut any corners when trying to rent a flat so our referencing process is extremely important.</em><br />
<em>I hope any landlord reading this review realises that Coral and Ryan are frustrated at not passing our references checks but that we do not take on tenants that cannot pass our credit requirements..</em><br />
<em>I would encourage tenants to check everything on application before applying for a property as any issues with a reference request may cause your application to be refused. </em><br />

ACE Property Management are in the process of updating landlords that it has become mandatory to carry out inspections for Legionella's Disease in rental properties. <br />

As landlords there is an Approved Code of Practice which applies to the control of legionella bacteria. An assessment should identify and evaluate potential sources of risk. The assessments must be carried out by a "competent person" who can identify if there are any areas that could present spread of legionella. This can be done by considering the following questions:<br />

<li>Are conditions right for the bacteria to multiply?</li>
<li>Are there areas where stagnant water occurs?</li>
<li>Are there infrequently used outlets?</li>
<li>Is there debris in the system that could provide food for the legionella?</li>
<li>Are there thermostatic mixing valves that set a favourable outlet temperature for legionella growth?</li>
<li>Are any of your employers, residents, visitors vulnerable to infection?</li>
</ul>

We rented our house out through ACE for almost 4 years whilst we were working in Sri Lanka. ACE took care of all the necessary paperwork, and advised on how to deal with licences, tax and so on. They were very responsive to any issues that needed dealing with, and communicated well by email and phone when necessary. They successfully found several suitable tenants, each of whom looked after the property well, or reasonably well. Repairs were dealt with efficiently when needed. We had a couple of short periods when no tenants were in place, but most of the time the house was rented. Council tax and power bills were managed without hassle by ACE during the void periods. We chose the rental on time guarantee for a small additional fee, and our rental income was always paid in full on the correct day. A full statement was provided to explain any deductions for repairs etc. The house was clean and presentable upon our return after 4 years. There were a few bits of minor damage, or electrical items that had ceased to work, which had not been reported. However, these all seemed to be what you would expect in the course of 4 years normal wear and tear. We have no cause for complaint about anything. All the ACE staff were pleasant and courteous to deal with. We are very pleased to recommend them as a letting agent.<br />

Well it's safe to say that I have neglected my blog to the point that I have
had folk asking when I’m gonna get my finger out and write some more stuff. As everyone knows its far too easy to fall out of routines and keep habits going. Its not hard to find
something else to do or pretend that you'll get round to doing that thing later.
Apologies for the neglect but i’ve been keeping busy.<br />

The long and short of it is that I’ve been grafting.. Things have been busy
at ACE Property Management and that creates plenty of stories and topics from
the last couple of months that I’m currently streaming from my head through my
arms and out of my fingers that I'll get posted soon.<br />
<br />
More importantly though there’s a big game at Murrayfield tomorrow. I can’t
wait to see Scotland give the All Blacks a run for their money on Sunday.<br />
<br />
A massive task for Scotland this weekend but it's 15 against 15 for 80
minutes so lets get a result boys. Look at Celtic last week. Celtic are now the
best club team in the world after beating Barca!! HA! Scotland could be world
champions if they beat the AB's. I wonder if they have that posted on the
changing room wall?<br />

in the Scotsman last week which was banging on about the All Blacks wasting
their time by playing Scotland and generally that the northern hemisphere tours
were too easy for New Zealand. It claimed that the team would get more out of
playing the pacific island teams like Samoa and Fiji. It goes deep into the
facts and figures of previous results and stats create a strong argument that
the outcome of the game is guaranteed before the game is started. What I'd like
to say to the Kiwi reporter is that Dan Carter tweeted this week that he tried
Irn Bru for the first time and liked it!! The players love it over here.
Scotland is a cracking place to come and play and when Murrayfield is packed to
the rafters it must be a great experience for the All Blacks. The SRU wins in
ticket sales and what the All Blacks do for the rugby community is superb. They
create a buzz wherever they go and the part time rugby fans get off their sofas
and get to the game. Long may the Autumn Internationals continue I say!<br />

I hope tomorrow proves to be an exciting game and Scotland can give us

Property Rugby Club (PRC) is a networking group that I formed in April this year. I decided to form the PRC group after attending a corporate day out with Hunters Residential and Gillespie McAndrew, during which we enjoyed a day on the beers and an enthralling Scotland vs England match at Murrayfield stadium. </span></div>

met at 12:45pm and the game kicked off at 3:30pm. The few hours in between were
spent socialising and networking, it was apparent that everybody generally had
the same two things in common- Rugby and Property. Despite the flowing beer,
business was at the forefront and business cards were flying round. The next
day whilst nursing a hangover I formed the idea of PRC. I realised that
there was a niche for bringing together individuals from the property and rugby
world to enable us to share our knowledge, experience, inspire and possibly
even create new ideas/concepts for developing business through common ground.
My ultimate aim was to build new partnerships and strengthen established
relationships, so I called in a few friends to get things going.</span></div>

<span style="font-family: Calibri;">I decided to create a networking group as I thought I would gain more from building a network than paying to join an already established group. I personally believe that any new members that wish to join PRC will benefit from being amongst like minded people that are happy to pass referrals and create introductions in the business world. Ultimately, PRC is only going to be as good as its members and the group will only continue to flourish if time and organisation is committed to building it. So far we have had 4 meetings, 3 early mornings</span><span style="font-family: Calibri;"> and 1 cheeky post work friday</span><span style="font-family: Calibri;"> meet all at members offices. Catering is provided by one of our members Andrew Fowler of Nikki’s Sandwich Bar and the feedback has always been positive.</span></div>

<span style="font-family: Calibri;">We have been invited by Rugby Rocks who host <span style="color: black;">the Premier Rugby 7's Tournament in Edinburgh. The event offers us an excellent opportunity to open the group up to a whole host of new members and anyone else that would like to join us! On the day we will have a private bar (not a free bar!) and free entry will be provided to all PRC members and guests. We are very much looking forward to the event and welcoming new members to PRC. </span></span></div>

wonder how these people make it through day to day life unscathed. </div>

Now, when I was growing up I was taught from an early age
how to change a light bulb. I used to love being allowed to get the big ladders
out the cupboard and set about replacing a light bulb without trying to
electrocute myself, under the watchful eye of dad. This sort of life training
was clearly not a right of passage in a lot of family homes.</div>

“My bedroom lights not working, can you send somebody to fix
it please?!” </div>

“Ok, have you changed the bulb or checked that none of the
fuses have tripped?”</div>

Silence...now don’t get me wrong, the vast majority of
tenants are on the ball and wouldn’t bother with such a call. However, there
are a few simple creatures out there that don’t have a clue. After a tenant
passes the change the bulb and fuses questions we will usually send out an
electrician to check the problem. Now Davie the spark knows the score. If the
call out was a waste of time, i.e. the tenant could have fixed the issue
themselves, Davie will decide whether to
charge the tenant for time wasting or leave with a stern word, lesson learnt. I
have had reports of a screw bulb jammed into a bayonet fitting and the tenant
showing Davie that the bulb won’t work when they flip the switch. True story!</div>

“Hi, is that ACE Property? There was a mouse in my flat last
night. Can you send someone to remove it?” I have to fight the urge to ask them
if the mouse is paying rent and has it signed the lease? </div>

Tenament living in Edinburgh can sometimes have its
downfalls from noisy neighbours to broken entry phone systems. Most tenants understand
that some problems may take a while to fix and are happy to hold out. However,
when danger mouse turns up (minus the eye patch and red jumper) it is a different story altogether. Mice
unfortunately are quite common in tenement buildings and most landlords are
willing to instruct Davie from pest control to rectify the problem so long as
the property is clean and tidy and the tenants are not contributing to the
problem. Some tenants think that the world is going to end if a pest control
man is not in their flat, dressed in full camouflage gear with a flame thrower
5 minutes after their call. You’d be amazed how many properties I inspect with
a reported mice problem and the property looks like Slimer from Ghostbusters
has had his lunch in every room. Some people don’t understand that they are the
reason mice pay them a visit and that leaving food on kitchen counters and
floors is basically inviting them in. Believe me, tenants do not like being
told they are the cause of the problem!</div>

I have pulled a dead
rat out of a toilet by the tail before. The tenant called to say that the
toilet was blocked by a massive rat. I had to see this for myself, so I popped
round. Turns out the tenants pet rat had died and she tried to flush it. She,
naturally denied this but had stupidly put the old cage out by the wheelie bin
where poor Roland was laid to rest. To this day she insists it had crawled up
the toilet and drowned, wow. </div>

A call came in once that a tenant had someone at the door continually
pressing the buzzer and they wouldn’t leave. The flat was a short walk from the
office so I wandered round to see who was at the door and what was going on. It
turns out that someone had hit the buzzer and the button was now stuck. Hardly
a nutcase at the door, simply a lazy tenant not willing to walk downstairs and
check what was going on. I released the button and returned to the office to
find the tenant had called to say the buzzer had stopped and the person had
gone away. </div>

I have many more stories including a Chinese lady running a
fast food business from her flat in Western Harbour. That was an interesting
inspection!</div>

There was also a late night call out from a tenant with
smoke alarms going off. I arrived at the property and the tenant is puffing away
on a cigarette in front of me wondering why the alarm is sounding. “I thought
it was just for fires!” Unbelieveable!</div>

It's 22:50 on Sunday and I’m calling it a night. Spain have
just destroyed Italy in the Euro Final and I’m looking forward to hearing in

This got me thinking. Why do I even wear a shirt to work? When I do wear a shirt, why does it have to be ironed? I’m still the same guy, grafting hard with the same knowledge of property, opening up ACE Property Management every morning whether I am suited and booted or in shorts and t-shirt.</div>

I sometimes wear a tie, I sometimes wear a jumper. I seldom wear a smart pair of jeans and I have not worn a suit in years. ACE has been built on providing a good service. We haven’t always hit the mark but where we have missed we resolve any issues or complaints quickly and to the best of our ability because we want our clients to recommend our service to others. Six years down the line, we have a successful business, getting busier year on year. I don’t think that the clothes I have worn to work have had any effect on the integrity of our business.</div>

Now if I were to meet a new landlord, through a recommendation from another client, to discuss the management of their property, would they care that I was wearing a suit and tie combo that Krusty the Clown would be proud of? I would like to think that it would lighten the mood, possibly create a bit of a giggle but then it would be down to business. </div>

A lot of my competitors are shirt and tie companies but others are smart casual, both equally do just as good a job. I have walked into offices before and been treated rudely by the front desk clerk. When I tell them I’m there to meet their boss or MD they pay a little bit more attention. Would they judge me differently if I walked in wearing an expensive suit and shiny shoes? To be honest, I don’t actually care. It’s what I’ve got to say and the knowledge of my industry that counts and earns respect.</div>

Fast forward to today and we were expecting the street and our office to be exactly the same with “that bloody torch” passing through. By all accounts it was as we expected. The parade was going past between 18:40 and 19:00. I had a viewing on Falcon Avenue (beside Waitrose in Morningside) at 17:30 and then Cooper, my mischievious 7-month old, blonde Golden Retriever needed a walk. Viewers turned up bang on time. I was out of the viewing by 17:40, with good feedback! I high tailed it to Blackford pond where Coops and I have been a million times before without incident. The plan was a quick walk up to the meadow, with Coop’s taking care of business, back to the car no fuss, as usual, and then straight back to the office where I would be in place, camera at the ready by 18:15. </div>

Oh no....Cooper had other ideas! We walked up the path, with the pond on our right and the hill on our left and we made it to the meadow where I chatted to a fellow dog walker. Coop’s was having a great time dominating some wee hamster looking dog. We rounded the big tree met a few other dogs and things were going great. “Right Coop’s, lets go!” I headed back down the hill and towards the gap in the wall where you get back onto the path. Coop’s flies past me on a mission and disappears behind some very tall grass. Next, I hear the sound of water splashing. That is not the sound I wanted hear! I called for him. He darts out into the open caked in mud up to his knees. He comes right to me all pleased with himself then bolts back in. I yell at him and he comes back even dirtier. I grabbed him, got him on the lead and ran with him through the long grass to try and clean him off a little. The clock is really ticking now! Some arse that watched it happen shouts “haha, at least your dogs not white mate!” I shout back “nice one” and caried on running. </div>

As you can imagine, when Cooper gets wet he can take a while to dry. When he gets muddy it’s a time consuming mission to get him clean, many an hour has been lost in the bathroom trying to keep Cooper in the bath. I’m now facing a soaking wet muddy dog in the car, excellent! Worse things have happened so we get going. Little did I know Cooper was about to take things to a whole new level!</div>

We head back down the path towards the car, Coop’s is once again a free spirit and off the lead. We are ok for time, almost 18:00. Coop’s stops for a pee, he is currently trying to master the 3-legged stance, so I head on. I turn around to find Cooper is standing on the wall of the pond, he has spied the ducks! The wall is the height of my waist “Get off!” “DOWN!”. Too late he’s in! Cooper has launched himself into the pond and swam to the centre chasing an unsurprisingly uncatchable group of ducks. When he realises it’s a hopeless case he turns back and climbs onto the bank. I cannot believe it. </div>

Tick tock tick tock, I now know that the beginning of the procession have reached Bruntsfield, the torch is on its way. I try to get him back but he is far too interested in the ducks. It seems there is no other option, I have got to go in! I jump the wall and land in soft marsh. He proceeds to leg it along the bank just out of my reach. He eventually comes back to me and I get him on the lead. He’s soaking and absolutely stinking. Then two things happen;</div>

Cooper weighs in at around 40kgs (he’s a big boy #prouddad) and he ain’t no high jumper. I grab him and after three attempts I get him back over the wall. I am now soaking but Cooper, all smiles, has had the time of his life! I scramble back over, run to the car get Coop’s in the boot and assess the damage. Conclusion: drenched, wet feet, and mud everywhere...Coop’s is not in great nick either. Bang Tidy! Oh, and its 18:30.</div>

I motor back to Bruntsfield to find police and people lining the streets in the hundreds. There is no chance I’m getting near the office. I ditched the car at Gillespie Terrace and met the parade coming down Bruntsfield Place, heading for Tollcross. </div>

Water leaking into our out of your property needs a quick response or you will have the council enforcement officers taking the lead getting involved and sometimes creating more problems than there was originally. I have been to properties the morning after the problematic night before and doors have been kicked in and windows smashed in order to gain entry to the property and turn the water off. Electrical faults are a priority along with noise complaints and neighbour disturbances.</span></div><div class="MsoNormal" style="font-family: Georgia,"Times New Roman",serif;"><span style="font-size: small;"><br />

It’s very important to research what type of tenant you want in your property and prepare the property for that market. <span style="mso-spacerun: yes;"> </span>Potentially spending one month’s rent kicking the property into shape is better than having the property empty throughout the winter and beyond.</span></span></div>

Landlords must also register with the Landlord Registration scheme run by the local council.
